This step is often forgotten and unfortunately the seller pays the price. I blame the realtor. It sounds too easy and you would think its common sense, but far too often when I’m out showing homes to buyers I see the problem most sellers face. Clutter. Three words people, less is more. Clear off all counter space, put your laundry away, take the big bulky dresser to storage and free up space. I will always walk through your house and make sure we get it right.
We know what sells, what doesn’t, and why…and most often the reason is pricing. Our approach is different than most. We use a proven three step strategy. One- just as an appraiser would, we compare your house with others that have sold. Two- homes that are currently under contract. Three- other active listings around you, your competition. We educate each seller using this strategy to price your home aggressively enough to sell, and get top dollar for it. We respect this isn’t our home and its our job to consult and advise, but ultimately its your decision where you want to list.
We hire a professional to take beautiful photos. Make your house look so good online that if anything they are underwhelmed when they see it. Of course your house is on the MLS, but also hundreds of other websites like Zillow, Trulia, Realtor.com just to name a few of the bigger ones. We plaster it all over KSL and Craigslist to reach even more potential buyers. We’ll blog about your house and use digital marketing to really drive traffic and feature it on our own front page. Professional flyers mailed out to all surrounding homes in your neighborhood. We don’t take listings lightly and will do everything to sell your house for top dollar.
